Hillburn, New York – A Tiny Village

Less than 1,000 people live in the village of Hillburn, New York, and 65% of denizens are below the age of 44. Situated 40 miles from New York City, Hillburn is nestled within the Ramapo Mountains, and it remains cocooned away from much of the growth found in Rockland County.

Hillburn’s cozy, small-town atmosphere means that neighbors know one another and that this is a wonderful place to raise a family. Demographics

Just 881 people live in the village of Hillburn, and these are comprised of 273 separate households. A scant 395 people reside per each square mile in a total of 290 housing units. 130 properties exist in each square mile on average, and a total of 221 families are living in the area.

40% of homes have children below the age of 18 living therein, and about half of them house a married couple. A quarter of households have a single female householder and slightly less than 20% are comprised of nonfamilies. 17% of people live alone, and of these 6% are over the age of 65.

The real estate market in Hillburn reflects its small size, as there are just three properties available for sale in the autumn of 2018. The average price of these three houses is $325,800. This is up from the prices in previous years, as the mean price for a home in 2016 was $302,972.

The records for homes sold show that properties are usually slow to sell but generally do so within a year. The average number of days listed is 260, or about eight and a half months.
